April Release Preview
Here's what's shipping in this month's release — nine major features designed to give you more visibility, more automation, and more control over every deal in your pipeline.
Record Passport is your deep-research tool. From the moment a record enters your system — whether it starts as a Prospect or ends as a Closed Deal — every event is captured and timestamped. Every status change. Every conversion. Every door knock. Every relative added. Every message sent or received. Every note. Every task.
With Record Passport, you can now run detailed analytical reports that answer questions like:
“Of all the prospects that came in during January, how did they convert by the end of March? Which outreach sequences worked? Which ones didn't? What did we do differently on the deals that actually closed?”
This is reverse engineering at the record level. Learn what works, replicate it, and scale what's already proven.
Door knocking was already powerful. In April, it becomes the most complete field-operations module in any real estate CRM.
New map pin actions:
- Vacancy Button — mark a property vacant in one tap, right from the map
- Contacted Button — mark a property contacted in the field
- Communication Menu — text, call, or email the homeowner directly from the door knock screen
Door knock events now captured in full detail:
- Every door knock to the homeowner is logged as an event, timestamped in Record Passport, and visible in the Communication panel
- Every door knock to a relative is logged separately — so you know exactly which relative was approached, when, and what happened
New filtering and visibility:
- Is Knocked field added to every record
- Filter your Maps view by “knocked” or “not yet knocked” — perfect for route planning and coverage reports
- Team leads can instantly see what's been covered and what still needs attention
KPI Analysis:
Because every door knock event is timestamped and tied to the user who logged it, your reporting is powerful and flexible. Track any metric that matters: knocks per user per day, knocks per record before contact, vacancy rates, knock-to-contact conversion, knock-to-deal conversion, time from first knock to closed deal — and more.
The bigger picture: With every door knock captured in detail, you can now reverse-engineer your closed deals. Look back at any closed transaction and see exactly how many door knocks, to whom, at what timing, produced the deal. Then replicate that pattern across your team.
Every user now controls their own notification preferences directly from their profile. You choose which specific conversions trigger an email to your inbox.
This means each role on your team gets exactly what they need — without inbox clutter:
- Transaction coordinators can subscribe to Opportunity → Transaction events, so they're alerted the moment a deal needs their attention
- Acquisition managers can subscribe to Prospect → Lead conversions, so they know when a fresh opportunity qualifies for follow-up
- Owners and founders can subscribe to Transaction → Closed Deal events, so they see every win the moment it happens
You customize it once. Then the system keeps you in the loop — exactly the way you want to be.
Auto-assigning prospects to campaigns just got significantly more precise.
Before this release, new prospects were assigned to campaigns based on basic matching rules. Now you can build advanced, multi-condition campaign filters — routing each new prospect into the exact right campaign based on any combination of factors.
For example:
- One probate prospect with a mobile number and email → full multi-channel sequence
- Another probate prospect with only a landline → email and direct mail only
- A foreclosure prospect with high equity → premium, high-touch campaign
- A foreclosure prospect with lower equity → standard campaign
The right message. To the right person. Through the right channel. Automatically — from the moment a record lands in your CRM.
The Direct Mail module has been significantly upgraded. You can now:
- Merge front and back designs — combine any front design with any back design to create the exact postcard you want
- Select sender company and return address per mailing — ideal for investors running multiple LLCs or brand identities
- See every sent postcard in the Communication panel the moment it's mailed
- View the actual PDF of the postcard that was sent — directly from the record
Every postcard is fully tracked, fully visible, and fully tied to the record's communication history. No more guessing what went out to which homeowner.

The Incoming Data workflow — where possible duplicates land — now has three clear action buttons on every record:
- Delete Incoming Record — if the new data isn't useful
- Delete Original Existing Record — if the new data is better and should replace what's in your CRM
- Merge — combine both records into one
When you click Merge, the system shows you a side-by-side comparison of the existing record and the new incoming one — field by field. You choose exactly which values to keep from each side. Nothing is lost by accident. You always see precisely what will change before you confirm.
This is a small but powerful upgrade — and it's going to save your team hours every week.
The Tasks module now surfaces critical information that used to require manual research.

See every record that was just updated overnight — and exactly what changed. Auction date shifted? Auction status changed to cancelled or postponed? New skip-traced contact added? You don't have to open records to find out. The list shows you every change, the moment it happened.
All Conversions View
Every conversion event is now tracked in one place:
- Automatic conversions — Prospect → Expired Foreclosure, Expired Foreclosure → Prospect when the auction date moves to a future date, and more
- Manual conversions — Prospect → Lead, Lead → Opportunity, Opportunity → Transaction, Transaction → Closed Deal
You see who converted what, when, and from which stage to which. Full pipeline visibility — without opening a single record.

NICHE AI Call Grading is powered by our own dedicated AI bots, running on NICHE servers — not a generic third-party service. We've specifically trained these bots for real estate call analysis, so they understand the nuances of seller conversations: motivation signals, objection handling, rapport building, and conversion opportunities.
When you send a call transcript from your CRM to NICHE AI, the bot returns:
- A grade — how well the call performed overall
